How much does floor sanding cost in Sydney?+
Most homes fall between $35 and $65 per square metre depending on timber type, floor condition and the finish chosen. We provide a free, fixed-price quote after inspecting your floor in person.
How long does the process take from start to finish?+
A typical residential job takes 2 to 4 days including sanding, staining (if selected) and multiple coats of finish, with drying time between coats. Larger homes or heritage floors can take longer.
Do I need to move out during floor sanding?+
You do not need to vacate the property, but the rooms being worked on will be inaccessible while sanding and coating take place, and strong odours from some finishes may linger for a day or two. We offer low-odour, water-based finish options if this is a concern.
Can floating or engineered timber floors be sanded?+
Solid timber floors can usually be sanded multiple times over their life. Engineered and floating floors have a thinner timber veneer and can often only be lightly sanded once or twice, if at all — we check the wear layer thickness before recommending sanding versus recoating.
Do you offer recoating without a full sand?+
Yes. If your floor's finish is worn but the timber underneath is in good condition, a screen-and-recoat can refresh the look at a lower cost and with less downtime than a full sand-back.
