What Floor Sanding Involves
Floor sanding strips back the top layer of a timber floor's surface — removing old finish, scratches, stains and unevenness — to expose fresh, smooth timber ready for staining and coating. It's the process behind almost every timber floor restoration, from a single scratched hallway to a full-house heritage floorboard revival.
At Infinity Floor Sanding, we use commercial drum and edging sanders fitted with vacuum dust extraction, progressing through a series of grits to leave an even, silky-smooth surface with no swirl marks or high spots before any stain or finish is applied.
Our Floor Sanding Process
- Inspection & quote. We check timber species, board condition, existing finish and any repairs needed, then provide a fixed price.
- Preparation. Nails are punched, loose boards secured, and skirting or fittings protected before sanding starts.
- Coarse to fine sanding. Multiple passes with progressively finer grits remove the old surface and level the floor.
- Edging & detailing. Edges, corners and around fittings are finished by hand or with an edging sander to match the main floor.

Solid Floorboards
Baltic pine, blackbutt, spotted gum and other solid timber floorboards, including older homes with multiple layers of past finish.
Parquetry & Herringbone
Heritage parquetry and herringbone patterns need careful, direction-aware sanding to avoid uneven wear across the pattern.
Engineered Timber
Engineered floors have a thinner wear layer, so we check thickness first to confirm whether a light sand or a recoat is the safer option.
Signs Your Floor Needs Sanding
- Visible scratches, gouges or dents that go through the existing finish
- Grey or black staining from water damage that recoating won't remove
- Cupping, unevenness or boards that feel rough underfoot
- A finish that has worn through to bare timber in high-traffic areas
If your floor's finish is simply dull but the timber underneath is sound, a recoat may be enough — we'll always recommend the less invasive option where it makes sense.
